Hong Kong’s luxury living evolution, from Mid-Levels to Chai Wan
A new wave of residences is redefining luxury on Hong Kong Island, embracing light and elevation, and blending nature and urban life

Step away from the high-rise blur of Central and Hong Kong Island life loosens its tie a little. The energy shifts as the city skyline gives way to sea views, hills and even stillness in some places.
Perennially coveted, Mid-Levels remains one of Hong Kong’s most prestigious addresses. Elevated both literally and symbolically, it offers some of the city’s most dramatic vistas, as well as urban seclusion.

Completed in 2025, The Legacy at 8 Castle Road, developed by Henderson Land, is a notable entry into this rarefied market. It comprises two 55-storey towers, housing 172 residences. Flat sizes range from 834 to 11,200 sq ft of interior space. Select units also include private outdoor gardens, each ranging from 460 to 877 sq ft. Of particular note are three duplexes ranging from 8,150 to 8,300 sq ft, one of which includes an indoor jacuzzi; the two penthouse triplexes feature private rooftop pools – a rarity in Hong Kong.
The design draws on the grandeur of Italian castles, interpreted through the lens of Milan-based ACPV Architects. The two towers are linked by a stone-clad podium that also recalls the rock retaining walls traditionally used on Hong Kong hillsides, with multiple access points for pedestrians separate from that for vehicles and a double-height lobby. Corner windows and climate-sensitive detailing suggest a design driven as much by practicality as aesthetics. A residents-only clubhouse has pools, a fitness suite, a restaurant, a private theatre and dedicated events spaces; while smart-home features include real-time air quality monitoring and energy management.

Head to the south coast, and the island reveals a different personality – one shaped by sea breezes, open skies and a comparative lack of high-rise density. Completed in 2025, La Montagne in Wong Chuk Hang occupies a prime position above the MTR station and is connected to the retail and dining precinct of The Southside. La Montagne has been developed jointly by Kerry Properties, Sino Land, Swire Properties and MTR Corporation.
The development comprises two 34-storey towers and 800 flats. Residences range from 351 to 2,291 sq ft, with a mix of one- to four-bedroom layouts and a small number of special units. Positioned between the wooded slopes of Nam Long Shan and the waters of Deep Water Bay, the location offers a beguiling blend of natural exposure and urban connectivity.
